Most bitumen based pavements will begin to deteriorate from the day they are laid. The effects of the harsh NZ sun, wind and of course traffic will see to that. Generally, the public accept this degradation as part of having a bitumen driveway be it chipseal or hotmix asphalt. Maintenance usually consists of waiting until it needs it i.e. patch up any potholes or waiting until the surface is so unacceptable that we have to do a chip reseal (lots of loose aggregate) or a new overlay of hotmix (expensive). We are satisfied that a new asphalt or chipseal surface baring any unforeseen damage and under normal use will probably get us somewhere between 10 -20 years life span before we need to do anything major and try to forget the fact that when it reaches the end of its life, there will be either a big cost involved or some compromise to contend with. That may be acceptable for a new home owner that has a new driveway or commercial property owner that has budgeted for a new carpark. But what about the used home buyer with a driveway that is "stuffed" or property manager who is on a tight budget and cannot afford to pay for a complete new pavement area. Add to that the fact in many cases, only the top layer of the existing pavement has deteriorated and allowed moisture to penetrate and travel into the underlying base material. Much of the rest of the existing pavement is still good material but will be disposed of in the subsequent repair. So what proactive maintenance has been available to extend, maintain and pro-long the functional life of an existing driveway, carpark or existing asphalt surface before the end of its life. Even concrete surfaces have a limited life and until now there has been nothng to maintain the surface without spending substantial costs. Up until now any maintenance was always reactive and at best, a compromise? That is until now? Why Sealcoat Your Asphalt ?
A fair question...
Have you ever seen wood outside that is left unpainted (with no protection)? Have you ever seen ANY material that is left unprotected against the elements?

It’s probably rotting and deteriorating. Asphalt or Hotmix as we know it, is no different. Without regular maintenance and protection, all bitumen based materials through weather and aging proceed through a cycle of degradation and breakdown over time even if they are not trafficked.
The most obvious reason to regularly maintain asphalt is that it will SAVE YOU MONEY in the long term. Like your car, good regular maintenance will protect your valuable asset, keep it looking good, and give it a much longer life. It is a known fact that maintenance will protect your asphalt surface and extend the life of the pavement. Some studies say indefinitely (depending on which study paper you read). However all the studies agree that well timed “Preventive Maintenance” is the key.

When water enters the pavement through surface damage from traffic or through old age, it slowly allows moisture into the sub-base layers allowing them to soften. When traffic moves over the pavement, these soften layers will start to flex. The heavier the traffic, potentially, the greater the movement will be. So unless your asphalt surface is very highly polymer modified, chances are that it will not withstand this ongoing movement and will fatigue (much like a steel bar that is being constantly flexed) and eventually start to break and open up. It starts at the microscopic level. These very fine defects then slowly get bigger and eventually join together forming larger defects and eventually form what we see with the naked eye as “cracks”. Cracks then join up creating a pothole, and the cycle continues until the road surface is so degraded that it needs to be obviously patch repaired by the local maintenance contractor. But if left too late, it will then require a major digout and repair work..
Today all Roading Engineers know with the rising costs of bitumen, early intervention of this degradation cycle is the answer. In the USA “Sealcoating” is a term that defines the technique that seals the small defects and stops the cycle before it escalates into something that requires substantial repairs and costs
What Products do we have available in New Zealand. Up until now we really didn’t have the products available that were both economic, easy to use or visually appealing to truly practice this philosophy.
Sealcoating is now here in New Zealand and TPMS Ltd have a wonderful range of products that have been developed for New Zealand conditions.
They can be easily applied by hand or through a sprayer. They are environmentally friendly products being water borne (no solvent based) and applied at ambient temperatures. They meet all the health and safety requirements. The products are bitumen based using harder grades of bitumen but are highly polymer modified so they are entirely compatible with all existing surfacing's and able to withstand more movement in existing pavement subbase layers than conventional unmodified bitumen surfacing's.
Sealcoating helps protects against oxidation from the Sun's damaging UV rays and ensures that your existing asphalt becomes easier to sweep and clean and also enabling it to dry faster after a rain.
Finally, sealcoating does not have loose chip, improves the appearance of your Roadway or car park. That consistent, colour JUST LOOKS GOOD!
